Portfolio Foundations produces modelled planning estimates based on the assumptions entered by users. The outputs are illustrative planning information only and depend entirely on the accuracy of the information and assumptions provided.
Portfolio Foundations and Foundation First Buyers Agency Pty Ltd do not provide:

- credit advice
- lending advice
- lending approval
- investment advice
- a recommendation to buy, sell, hold, refinance, renovate, develop or acquire property

Modelling assumptions
Every figure Portfolio Foundations shows is modelled from assumptions such as growth rates, interest rates, rent, vacancy, expenses and timing. These assumptions are entered or accepted by you and may not reflect your actual circumstances or future conditions.
Projections depend on those assumptions and may be wrong. Small changes to an assumption can materially change the modelled outcome. You must verify all numbers and assumptions before relying on them.
Borrowing and buying-power estimates
Any borrowing capacity, buying power or serviceability figure shown in Portfolio Foundations is a planning assumption only. It is not a lending decision, a pre-approval or an offer of credit, and it does not guarantee that any lender will approve finance on any terms.

Tax, stamp duty and cash-flow limitations
Tax treatment, stamp duty, capital gains outcomes and cash-flow figures shown in Portfolio Foundations are simplified estimates based on general assumptions and the details entered. They may not reflect current rules, your specific situation, or changes announced by government.
Tax rules, stamp duty settings, lending rules and market conditions can change. Confirm all tax and duty matters with a registered tax agent or accountant.
Client reports and buyer's agent use
Strategy Snapshot reports are modelling summaries intended to support planning conversations. Where a buyer's agent prepares a report for a client, the report should be presented as a modelled planning estimate, not as advice, a guarantee or an approved outcome.
Buyer's agents must have the client's permission or authority to enter their information, and must not remove or hide disclaimers from exported or printed reports.

Sample portfolios, demo workspaces and example reports contain illustrative data only. They do not represent real people, real portfolios or achievable outcomes, and are provided to demonstrate how the modelling works.
No guarantee of future performance
Property markets, interest rates, rents, expenses, tax rules and lending settings can change. Past performance and modelled projections are not a guarantee or prediction of future results. Portfolio Foundations does not guarantee any outcome, return, value, saving or approval.
